100% rental tower planned overlooking Burnaby’s Central Park

If it seems like there’s been a lot of tower proposals near Central Park in Burnaby recently, you’re right. This is the third one we’ve covered this week alone.

An incredible amount of development is taking place around Metrotown and Brentwood, with lower land costs for developers, no view cones, and a city hall that welcomes increased density and approves projects quickly — unlike the City of Vancouver.

Bosa Properties, through its BlueSky Properties division, is planning a 34-storey tower at 5970-5994 Kathleen Street, just west of Willingdon.

The 100% rental tower will be a mix of affordable and market units, with the following unit mix:

  • 84 affordable rental units
  • 230 market rental units
    • Combined unit mix
      • 84 studios
      • 162 one-bedroom
      • 30 two-bedroom
      • 30 two-bedroom and den
      • 8 three bedroom

Amenities will include lounge, fitness centre, yoga room, kitchen and dining space and an outdoor patio on the 34th floor with garden boxes, seating and kitchen.

The proposed rental tower has a connection to 5977 Wilson Avenue — a 40-storey market condominium tower we covered earlier this week.

Rezoning documents filed with the City of Burnaby state:

“The applicant, having comprehensively reviewed the development opportunities on both the Wilson and Kathleen sites, is proposing that the Wilson site remain a market-only site and that the rental units now required under the Rental Use Zoning Policy, as well as the associated density and a portion of the Wilson site’s RM5s supplementary density, be transferred to the Kathleen site to facilitate a full rental project.”
