New home for Chong Lee Market, rental apartments proposed

A unique, mixed-use building proposed for 3868 Rupert Street will provide a new home for a local grocery store, as well as 98 rental apartments.

Chong Lee Market has been operating in an older building on the site for the past 20 years. The building, which is over 50 years old, is in need of replacement.

The six-storey project will provide an 11,000 sq ft. retail space for the market, as well as six additional retail units including a café and medical office.

Above the retail will be 98 rental apartments, 33 per cent of which will be two or three bedroom units suitable for families. Average unit sizes measure 473 sq ft. for one bedrooms; two bedrooms at 776 sq ft.; and three bedrooms at 829 sq ft.

There will be 67 parking stalls for the retail units, and 70 stalls for the residential units.

Façade materials include dark charcoal brick, grey brick and white cementitious panels. There will be timber cladding around the residential entrance.

An amenity roof terrace is located on level two, providing a kids play area and urban agriculture opportunities. An additional amenity lounge and roof terrace is located on level six, benefitting from extensive views, sunlight and outdoor space for residents.

The project was designed by GBL Architects.
