New I-1A zoning allows for eight-storey Mount Pleasant proposal

An eight-storey, mixed-use building is proposed for the corner of East 3rd Avenue and Quebec Street in Mount Pleasant.

The narrow building will include manufacturing/light industrial uses and office uses for digital entertainment, information and communication technology companies.

There will be three levels of underground parking, accessed by a car elevator.

Tenants of the building will have access to a green roof with landscaping and outdoor seating.

The exterior of the building will be made up of terracotta panels and glass. The site is currently occupied by a small two-storey building.

I-1A zoning in Mount Pleasant

The site is within the new I-1A zoning area in the Mount Pleasant industrial area. It’s meant to support development “with a significant amount of research and development activity” such as information and communication technology and digital entertainment.

The applicants say the building “with high ceilings, outdoor roof decks and urban agriculture will attract the very occupants which will help build a neighbourhood of significance.”

“With an innovative exterior and flexible interior space accompanied by attractive outdoor space, the building will draw innovative and progressive companies and help to establish the unique neighbourhood that the I-1A zone intends to become,” reads the submission from ph5 Architecture.

The site is one block from Westbank and Hootsuite’s proposed new tech campus in Mount Pleasant.
