New office building proposed for East 4th in Mount Pleasant

A seven-storey office building designed by Perkins + Will for Mondivan is planned for East 4th Avenue in Mount Pleasant.

The building, at 137 East 4th Avenue, will contain industrial use on the ground floor, general office use on floors two through four, and “digital entertainment and information communication technology use” on floors three through seven.

There will be four levels of underground parking with 77 stalls.

Tenants will have access to two roof gardens, a large wraparound roof deck on level four, and a rooftop deck on level eight.

The adjacent laneway is meant to be inviting for pedestrians, patterned with sawcut concrete and tinting in shades of gray. There will be laneway planting beds and overhead lighting to help encourage pedestrian activity.

The site is across the street from Hootsuite and Westbank’s upcoming tech campus.
