Strand plans flatiron-shaped building on West 2nd

Strand Development is planning to develop a seven-storey, mixed-use building in Mount Pleasant, at the corner of West 2nd Avenue and Alberta Street, across from the Olympic Village.

The design, by Yamamoto Architecture, will consist of manufacturing use on floors one and two, and office use on floors three through seven. Underground there will be 129 parking stalls over four levels.

The development site at 360 West 2nd Avenue is shaped like a trapezoid, providing an opportunity for a flatiron-shaped building.

The building will be clad with curtain wall glazing and vertically oriented metal panel cladding, intended to create “a unifying skin” over the entire façade.

Upper and lower roof areas will have patio spaces and extensive green roofs. The design intent is to provide at least half of the roof area as a green roof, while still providing large and functional amenity spaces, according to the design rationale.

The site is zoned I-1C, part of recent changes made by the city to the south side of West 2nd Avenue to encourage the development of new employment space, as well as higher buildings and increased densities.

Westbank recently submitted a rezoning application for the Citytv building on West 2nd, seeking increased height and floor space ratio for a future redevelopment. However, only a massing rendering was provided and more detailed renderings should be available soon.
