Vancouver-based developer PortLiving has broken ground on a new mixed-use commercial building in East Vancouver.
The six-storey building, named Gateway, is located at 3333 Bridgeway Street. The vacant lot was previously used by CP Rail for storage.
The new building will be visible from Highway 1 heading south, with a curved façade inspired by ‘spawning salmon swimming upstream.’
The 110,000 sq ft. development will include office space, small-bay light industrial, and even mini storage, all in a vertical building typology.

PortLiving says the project is in response to Metro Vancouver’s low industrial vacancy rate, which sits at less than two per cent—one of the lowest in North America.
They hope the project will attract a variety of uses including artist space, TV/film production, construction trades showrooms, coffee roasting, music studios and commissary services.

Amenities include a landscaped rooftop with views of the North Shore and downtown Vancouver, as well as secure bike storage and end-of-trip facilities.
PortLiving hopes to complete the project in Q1 2020, and the majority of units are already spoken for.
Strata units currently selling range in size from 1,550 sq ft. to 10,000 sq ft.
