Tower would be second ever high-rise erected in North Delta
A proposal for a 35-storey tower at 75A Avenue and 120th Street in North Delta has been revised to include affordable home ownership options.
Hari Homes is behind the development which now includes 335 units, commercial space, and a 3,000 sq ft. childcare facility. There will also be a separate building with six three-storey townhomes.
Seventy of the units will be offered under the Affordable Home Ownership Program in partnership with BC Housing, targeted at first-time homebuyers and middle-income families and individuals.
The combined gross household income of all individuals on title must not exceed the Middle Income Limit as defined by BC Housing:
- For residential units with less than two bedrooms, a gross household income that does not exceed the 75th income percentile for couples without children, as determined by BC Housing. For 2019, this figure is $112,410.
- For residential units with two or more bedrooms, a gross household income that does not exceed the 75th income percentile for families with children, as determined by BC Housing. For 2019, this figure is $155,510.
There will be 554 parking spaces which exceeds regulations.
The development will be the second high-rise to be built in North Delta.
The application goes before Delta city council Monday, November 4. The proposal has been in the works since 2017, but the affordable home ownership units a new addition.
