Reliance Properties is planning a five-storey, mixed-use development at the corner of St. George Street and East Broadway.
The new building will have 91 residential units (studios, one, two and three bedrooms) and ground floor retail. Two-level townhomes are proposed on the laneway.
The ground floor retail space can accommodate up to seven smaller units, and provisions for restaurants and co-working spaces have been included.
The retail spaces will feature full-height glazing, while the residential levels will be clad in warm-toned brick, and light, wood-toned panelling, white and charcoal fibre-cement panels, and white corrugated metal siding.
A children’s play area is provided as part of the amenities area on the rooftop patio, as well as seating areas and planter boxes.
The laneway will have a pedestrian-first focus, with a new sidewalk, private yard entries to the townhomes and a decorative lane surface treatment alluding to the connection between this property and 482 East 8th Avenue. The East 8th Avenue site is part of a parking covenant on the East Broadway property, and will also be redeveloped. Details are expected to be made public soon.
“The proposed development supports the City of Vancouver’s goal, as outlined in the Mount Pleasant Community Plan, to revitalize the Broadway East shopping area spanning Broadway from the 400 Block to the 700 Block to provide an increased supply of housing in locations that can benefit from existing transit corridors while contributing to the development of vibrant and sustainable neighbourhoods and the ability to support local businesses,” states the design rationale by Integra Architecture Inc.
