Bosa Waterfront Centre office tower to replace tired, old parkade

New renderings have surfaced of Bosa Development Corporation’s plans for a new, 30-storey office tower at 320 Granville Street.

Chris Dikeakos Architects of Vancouver and KPF Kohn Pedersen Fox Associates of New York collaborated on the design, which features walls of curved glass and an open, airy entry plaza at the corner of Granville and Cordova streets.

The Bosa Waterfront Centre will feature 355,000 square feet of office space, and a small cafe next to the lobby. There will be parking for 78 bikes, as well as end-of-trip facilities. Below grade will be 288 parking spots, including spots for car share. Eight elevators will serve the office floors.

The property is currently home to a multi-level, above-ground parkade which has seen better days. This is the second proposal for the property — a 32-storey office building was originally proposed in 2014 but it never went ahead. Bosa Development Corporation acquired the site in 2016.

An office construction boom has been underway in downtown Vancouver over the past several years. The MNP Tower, also designed by KPF Kohn Pedersen Fox Associates, opened in 2015 and has quickly become one of downtown’s premier buildings.

Other new office towers are planned for sites on West Pender, West Hastings and Melville streets. In Gastown, the Ormidale Block, which was completely redeveloped and restored by Century Group, will be ready for tenants later this month.
