New Burquitlam Plaza includes towers up to 53 storeys

The redevelopment of Burquitlam Plaza in West Coquitlam by Morguard will include over 2,000 new homes in six towers, with almost 50 per cent designated as rentals.

The 7.9-acre site is currently the Burquitlam Plaza shopping centre, and is in an area that has been rapidly transformed by development since the arrival of the Evergreen Line SkyTrain extension. Morguard is working with James KM Cheng Architects on the design, which will include:

  • North Phase (Phase 1)
    • three rental towers with 980 units
    • 28,195 sq. ft. of retail and office space
    • may be built in one or two sub-phases depending on market demand for rental homes
  • South Phase (Phase 2)
    • three towers (strata or rental — to be determined) with 1,195 units
    • 56,347 sq. ft. of retail and office space
    • may be built in sub-phases

Documents filed with the City of Coquitlam show that the developer is considering making the project 100 per cent purpose-built rental, depending on market demand. A childcare facility is also being considered.

The redevelopment of the strip mall will include new roads through the site, as well as significant public open space, including a 42,000 square foot at-grade “urban courtyard” in the North Phase, and a 6,000 square foot urban plaza in the south phase.

There will also be public realm improvements made to the area under the SkyTrain guideway.

The development sits within the Burquitlam-Lougheed Neighbourhood Plan (BLNP) area, and is immediately adjacent to the Burquitlam SkyTrain Station.

Morguard is also undertaking a massive, master-planned redevelopment of Coquitlam Centre with thousands of new homes, office and retail space.
