Approval of Broadway Plan ushers in first rental tower proposal

With the Broadway Plan now approved and effective as of September 1, Vancouver is already seeing its first rental tower proposal under the new guidelines.

Reliance Properties has submitted a rezoning letter of enquiry to the City of Vancouver to develop a 20-storey rental apartment tower with 98 units over four levels of underground parking.

The development site, at 1540 West 10th Avenue, is located just off Granville Street and is a four-minute walk from the future Broadway-Granville SkyTrain station. It’s currently a surface parking lot, so there will be no displacement of existing residents.

Fifty-eight per cent of the units will be two-bedroom or larger, exceeding the city’s minimum requirement of 35 per cent of units suitable for families.

The architects, office of mcfarlane biggar architects + designers (omb), have created a simple, elegant tower form that takes cues from the surrounding buildings.

This proposed development by Reliance Properties is just a block away from PCI Development’s 39-storey tower at Broadway and Granville, above the future subway station. That tower was approved in April 2022 in a 9-2 vote at city council and is currently under construction. It will be one of the tallest towers in Vancouver outside the downtown core once complete, along with the redevelopment of Oakridge.
