Conceptual designs for a new residential tower adjacent to BC Place Stadium have surfaced as part of the City of Vancouver’s Northeast False Creek draft area plan.
The B.C. Pavilion Corporation, also known as PavCo, shared the concept for a 43-storey residential tower at a recent Northeast False Creek planning process open house.
PavCo describes the plans as “highly conceptual” and says the concept “only reflects one potential solution to achieve the residential and commercial density contemplated as part of the site’s rezoning.”
The site, at the corner of Pacific Boulevard, next to the viaduct and adjacent to the stadium, will look completely different in the near future. The viaduct will be demolished, and Georgia Street will be extended south to meet Pacific Boulevard at-grade. The new PavCo tower will be situated on the southwest corner of this new intersection. The lot is currently known as “Site 10C.”
The conceptual design for the tower by Stantec Architecture shows a mix of studio, two-bedroom, two-bedroom and den and three-bedroom units. Proposed amenities include a rooftop garden, fitness and yoga studio, business centre, music room, outdoor fireplace lounge and several guest suites.
Commercial space is proposed on the first three floors of the tower. It appears the commercial development and the tower would be built in two phases.
PavCo says it’s working closely with the City of Vancouver “to rezone the site to meet the policies and objectives of both parties.”
It’s not yet known if the residential tower will consist of rental apartments or market condominiums, or a mix of both.
The B.C. Pavilion Corporation (PavCo) is a provincial crown corporation and is responsible for operating BC Place and the Vancouver Convention Centre.
PavCo says once the rezoning has been finalized, Crown land policies will be followed to determine the process for developing the site. It says any potential form of development, and subsequent development schedule, remains to be determined.
This proposal, as well as two more future towers proposed for Northeast False Creek, may penetrate a key view corridor for the first time.

One thing’s for certain: the area around BC Place and Northeast False Creek is set for a major transformation.
