Strata condominiums aren’t the only red-hot real estate in Vancouver these days, as evidenced by the success of an upcoming strata office building in Mount Pleasant that is nearly sold out — at an average of $10 million per floor.
The 34 | W7 office building at 34 West 7th Ave. is the first commercial strata opportunity in Mount Pleasant in more than five years. The area is emerging as the centre of the high tech industry in Vancouver, and is home to Hootsuite and other darlings of the local tech sector.
Construction on 34 | W7 is already underway and the building should complete in Q3 2018. Only the third floor remains for sale — all other floors have been sold.
The developer, Chard Development, says it’s a unique opportunity for growing businesses to purchase an entire floor in a brand-new, centrally-located building.
34 | W7 is “built to work”, and will provide office space for 300 to 500 employees in total.
Each floor includes patio access, open plan layouts and high ceilings ranging from 11 to 17 feet with expansive windows that allow for ample, natural light and spectacular views of downtown Vancouver.
The building also features secured bike storage; change rooms and shower facilities; and parking. The developer says it offers all the comforts of a modern building, with the ability to own your space.
