A six-storey condo building, constructed from stacked modular units assembled off-site, is proposed for Mount Pleasant at Main Street and East 8th Avenue.
Saadat Enterprises Inc., Ankenman Marchand Architects and Green Oak Development are proposing the unique 18-unit project at 138 East 8th Avenue, just east of Main Street.
According to the architect, the building’s modular construction process will offer several benefits, including:
- time efficient, less neighbourhood disruption during construction
- can take place at the same time as onsite prep work
- often have better than average ratings on final inspections
- constructed in a central location allowing for better supervision for quality control
- modules built indoors protecting them from the elements during construction
- modules are built to be sturdy, as they must be transported by truck to site
- housing providers have reported few ongoing maintenance issues with modular units
- modular construction can be built to LEED energy-efficiency standards
- modular construction involves precise planning resulting in less waste
As for the exterior design of 138 East 8th Avenue, details are limited, but expect copper accents; a darker colour scheme; and a covered outdoor space for a small cafe or restaurant out front.
A mix of one and two-bedroom units is proposed (four one-bedroom, and 14 two-bedroom units), most with balconies or rooftop patios. A common indoor amenity space for residents with a kitchen is planned, as well as a patio area with gardening plots, BBQ and hot tub.
There will be two levels of underground parking accessed off the lane via parking elevator. 29 bicycle parking stalls are proposed. Landscaping treatment on the ground floor includes decorative river rocks, in-ground lighting strips and concrete planters.
The project is scheduled to go before the Development Permit Board on October 16, 2017 at 3:00 p.m.
