The industrial area of Mount Pleasant between Main and Cambie is seeing a flurry of interest from developers looking to build mixed-use office and manufacturing spaces.
Recent nearby proposals include an upcoming mixed-use building by Wesgroup; Hootsuite’s new campus; and an office building on West 7th that is nearly sold out at an average of $10 million per floor.
At 224 West 8th Avenue, Rendition Developments Inc., Nicola Crosby and Mallen Gowing Berzins Architecture Inc. (MGBA) are proposing a four-storey, mixed use building with manufacturing uses on the first floor and mezzanine, and office space on the second, third and fourth floors. The name for the project is 22FOUR.
The 36,000 sq ft. building will have two levels of underground parking with 51 stalls.
The building frontage is stepped back from the street, and is clad in textured metal and wood elements recalling the industrial history of the area. Southern-facing terraces and a roof deck help create a sense of openness.
