New Burke Mountain townhouse site set for release

Coquitlam has brought to market another townhouse site on beautiful Burke Mountain: 2.6 hectares (6.4 acres) in size, walking distance to the future Burke Mountain Village, fully-serviced and pre-zoned, and adjacent to Fremont Park.

The City – the site owner – has recently released a Request for Offers (RFO) for the greenfield Partington Creek townhouse site, located in the growing hillside community in Northeast Coquitlam. Real estate professionals and prospective buyers are invited to contact the City Lands division or visit www.coquitlam.ca/landsales for more information about the upcoming RFO.

“This is a great opportunity for a residential developer to bring their vision to this exciting and unique growth area in Metro Vancouver,” said Coquitlam’s Manager of Land Development Curtis Scott. “Burke Mountain offers the kind of lifestyle many people are looking for, whether they are raising a family, professionals or getting ready to retire. With access to a variety of amenities, including parks, natural trails, schools, and the future Burke Mountain Village, I expect strong interest in this development parcel.”

Overview of Burke Mountain development site

Located off the newly constructed Rocklin Street, this site boasts an enviable location. It’s a five-minute walk to the future Burke Mountain Village, close to more than 17 kilometres of existing and future hiking and walking trails, near a future neighbourhood park, and a 10-minute drive from the services and amenities of Coquitlam City Centre – including SkyTrain and the West Coast Express.

Here’s an overview of what Phase 6A has to offer:

  • Conventional townhomes designation and RT-2 Townhouse Residential zoning with a maximum density of 0.9-1.1 FAR;
  • Located just south of the future Burke Mountain Village and adjacent to the future 16.2-hectare (40-acre) Fremont Park;
  • Fully zoned and serviced and ready for a Development Permit (DP) application;
  • A development concept plan that anticipates 117 units (number to be confirmed at DP stage);
  • Close to bike-friendly streets and multi-use pathways;
  • Extensive frontage along Rocklin Street;
Although much of the earlier development was oriented toward single-family housing, plans are moving ahead with townhomes and in the future Burke Mountain Village – apartments to provide a variety of housing options. Credit: City of Coquitlam

What Burke Mountain has to offer

Currently home to about 15,000 residents, Burke Mountain is already in high demand for its proximity to urban services, sweeping views, extensive trail network and natural setting.

Although much of the earlier development was oriented toward single-family housing, plans are moving ahead with townhomes and – in the future Burke Mountain Village – apartments to provide a variety of housing options to Burke Mountain’s future population of 50,000-plus at full buildout.

A short walk north from the Partington Creek townhome site will be the almost 16-hectare (39-acre) village – the commercial hub of Burke Mountain, featuring 11,200 square metres (120,000 square feet) of commercial space – including a grocery store, shops and restaurants – along with a public plaza, community centre, 2,000-plus apartments and townhomes, panoramic views, and easy access to nearby trails, parks and schools.

Formerly known as the Partington Creek Neighbourhood Centre, Burke Mountain Village is anticipated to begin development within the next several years. The video The Peak of Natural Living and other information can be found at www.burkevillage.ca.
