GBL Architects has designed a six-storey, secured market rental building for the corner of Kingsway and Clark Drive.
The site is currently occupied by the Cedar Cottage Liquor Store and the Cedar Cottage Coffee House, as well as an acupuncture clinic and cell phone repair shop.
The new building will contain 53 rental apartments, and three retail units. There will be 43 underground parking spaces.
The unit breakdown will be as follows:
- 10 studios
- 24 one-bedroom
- 13 two-bedroom
- six three-bedroom
The building will have an outdoor amenity area for residents with lounge chairs and table, planter boxes and a play area for children. Units will have either balconies or patios.
It is being developed under Vancouver’s Secured Market Rental Housing Policy, which allows for a reduction in the number of parking spots required, as well as a Development Cost Levy (DCL) waiver for the residential floor space of the project.
The rental units will be secured for a term of 60 years or life of the building, whichever is greater, through legal agreements. The units cannot be stratified.
A community open house will be held on Tuesday, May 8, 2018 from 5-7 pm at the Church of Nazarene, located at 998 East 19th Avenue.
