Condos, rental apartments coming to Broadway and Commercial Drive

A mixed-use condominium and rental apartment building near Broadway and Commercial Drive has received approval from the city’s Urban Design Panel.

Architects IBI Group, on behalf of Jameson Development Corp., have applied to build a 10-storey building on a vacant lot at 1619-1651 East Broadway, just east of Commercial Drive, and across from the Rio Theatre. It’s also near the upcoming redevelopment of the Safeway site by Westbank.

The building will contain a total of 93 residential units, including 47 secured market rental units, and 46 strata condominium units. The rental apartments will be on floors 2-5, and the condominiums on floors 6-10. The units will range from studios to three bedrooms.

The ground floor will have 5,245 sq ft. of commercial space, and the rental apartments and condominiums will share the same lobby and elevators. There will be 75 underground parking spaces and 117 bicycle parking spaces.

The exterior of the building will be clad in solid brick, with darker brick on the rental portion, and lighter brick on the upper condominium levels. Units facing East Broadway will have enclosed balconies, to mitigate sound transmission from the busy street.

Residents will have access to an amenity area with planters for urban agriculture. The application is being considered under the Grandview-Woodland Community Plan.
