New office tower slated for East Broadway and Ontario

Value Group has filed a rezoning application for a new office tower at East Broadway and Ontario.

The site at 8 East Broadway in Mount Pleasant is currently occupied by an older commercial building.

The new office building will be 12 storeys, with ground floor retail space including a café.

It will consist of:

  • 20,284 sq. ft. of retail space
  • 104,755 sq. ft. of office space
  • six levels of underground parking with 230 stalls and 68 bicycle parking spaces

Above the retail base, the building is grouped into three distinct blocks. On top of the podium is a rooftop amenity area with outdoor space, gym and end-of-trip facilities for cyclists. On the Ontario Street frontage, space has been reserved for a public bike share station.

The building is located along one of Vancouver’s most popular bike routes, the Ontario Street bikeway.

The architects, Formosis Architecture, are proposing an illuminated soffit for the tower’s overhang as a public art feature.

The project is targeting LEED Gold certification, with the possibility of achieving LEED Platinum. 

The site falls under the city’s upcoming Broadway Plan, which is expected to be released later this year, ahead of the start of construction of the Millennium Line SkyTrain extension from VCC-Clark to Arbutus.
