Colourful office building proposed for False Creek Flats

Several new office developments are proposed for the False Creek Flats next to the new Emily Carr University of Art + Design on Great Northern Way.

The latest proposal is for a new office building next to the Red Truck Brewery on East 1st Avenue. Reliance Properties and Porte Communities have applied to the city to rezone 339 East 1st Avenue to construct a six-storey office building with retail space on the ground floor. Architects are IBI.

The building’s bold colours are meant to invoke rail engine colour schemes, as well
as colours of autumn.

Triangular cutouts will provide additional daylighting into office spaces, and the building will be designed to a LEED Gold Standard for sustainability. Solar fins on the outside of the building will help reduce heat gain on hot days.

Rooftop amenity areas will provide green space for tenants, and a plaza running along the east side of the building is also proposed. End-of-trip cycling facilities will encourage office tenants to bike to work.

There has been a slight change in the appearance on the proposal, since this post was first published, with the yellow making way for a more neutral beige.

The developers say the location of the proposed building near two SkyTrain lines (and possibly a third when the Millennium Line is extended to Arbutus) will make it easy for future businesses and retail storefronts to expand, and that the large format floor plates are in short supply in Vancouver.

Onni is proposing a mixed-use residential and office development next door at 375 East 1st Avenue and Thornton Street. That proposal is still before the city, but is referenced in the rezoning document shown above.

An attempt to rebrand the area as “South Flatz” was recently the subject of ridicule on Twitter.
