QuadReal & Darwin team up on Maplewood Gardens in North Vancouver

QuadReal and Darwin Properties have revealed their plans for Maplewood Gardens in North Vancouver, between Old Dollarton Road and Dollarton Highway, west of Riverside Drive.

Plans set to go to district council for first reading next week call for a total of 533 homes, retail space, a community “high street”, playground and central courtyard.

It will also include the District of North Vancouver’s first mass-timber residential building.

The development will be constructed in two phases and comprise an entire city block. Out of the 533 new homes, 374 units will be condominiums spread across three buildings, and 58 units will be non-market homes for existing families living on site. There will also be an 22 additional rental units for middle-income households. The non-market rental building in phase one will be managed by BC Housing.

Maplewood VIllage is one of four key centres identified for growth by the District of North Vancouver. A recent report by Colliers says the new development will contribute more than one-third of the new housing supply necessary to meet the District of North Vancouver’s 2030 planning target of 1,500 new units in the Maplewood area.

“We are excited to partner with QuadReal on this new family community that will serve many different demographics on the North Shore, giving people the option to stay in the community. We hope the development will become a vibrant, new residential community providing a spectrum of housing solutions to support the future growth of the area,” said Chris Wilkinson, senior development manager at Darwin Properties.

The development will see the addition of a new B-Line transit stop, as well as 100 per cent EV-wired parking stalls. Two new separated bike paths will also be added as part of the redevelopment.

“Maplewood Gardens will be a key contributor to the targeted growth in this area, and will help meet the housing demand identified by the District,” said Russell Whitehead, associate vice-president at Colliers Vancouver. “There is a lot of employment currently in the area – around 2,000 jobs – but 80 per cent of those employees don’t live in the area, contributing to congestion. This new development will provide housing so people can live closer to work. In addition, with an estimated 1,350 new residents in both phase 1 and 2, the proposed Maplewood Gardens development would provide significant benefit to nearby retailers.”

The Maplewood Gardens proposal will be going to first reading with the District of North Vancouver council on December 13, 2021, after five years in the queue.
