Polygon is planning a mixed-use tower at Lonsdale and West 15th in North Vancouver, designed by IBI Group.
The site at 114-132 West 15th Street is currently occupied by several small commercial buildings home to a variety of Persian food stores. The City of North Vancouver official community plan allows for a height of up to 223 feet (68 metres) on the site, as well as a 4.0 FSR with a density transfer.
The plans are for a 22-storey residential tower with 136 units, and 25,000 square feet of retail and office space on the first two floors. The developer says they intend to bring back the Persian grocery store to the development once complete.

Polygon hopes to attract a variety of end users, including first-time home buyers, empty nesters and retirees, with approximately 28 per cent of the units sized between 600 to 700 sq. ft., and another 57 per cent of the units sized between 900 to 1,000 sq.ft.
The façade will feature copper coloured panels and wood-look soffits. A total of 198 underground parking stalls are planned.
