Old Safeway on West 10th to become rental apartments, new grocery store

BentallGreenOak is unveiling plans for the redevelopment of the former Safeway site on West 10th in Vancouver’s Point Grey neighbourhood.

The Safeway store closed its doors in 2018 and the site has remained vacant ever since. The closure of the grocery store has left a hole in the neighbourhood, with the nearest major grocery stores at a considerable distance. The redevelopment, designed by MCMP Architects, will consist of two towers of 14 storeys, including:

  • 530 residential units, consisting of 424 market rental homes and 106 moderate income rental homes (targeting those earning between $30,000-$80,000 per year)
  • A 37,855 square feet grocery store
  • Four commercial retail units
  • 464 vehicle parking stalls
  • 1,060 bicycle parking stalls

The development fronts into both West 10th and West 9th avenues, with townhouses planned at ground level on West 9th to ease the transition between the project and the predominately single-family neighbourhood to the north.

The two towers are terraced and are designed to follow the angle of the sun to help mitigate the loss of any sunlight for the single-family homes to the north.

The development will pursue LEED Gold certification and include EV charging for residents and visitors, as well as edible plant species throughout the site for residents.

BentallGreenOak says the project will bring approximately 1,030 new residents to the neighbourhood, generating up to 500 construction jobs, and 100 ongoing jobs on the site once complete.

A rezoning application will be officially submitted to the city this summer.
