Pricing at Second+Main presale released: studios at mid-$500k’s

Presale marketing has begun for a 12-storey condo and rental apartment building on the site of the former Maynard’s liquidation centre at East 2nd and Main Street.

Second+Main will contain 226 market condo units, as well as 30 non-market rental units targeted towards working artists.

There will be 4,000 sq ft. of artist production space, as well as 11,850 sq ft. of retail space over two levels.

A public plaza adjacent to the laneway is also planned. The form of the building will step down, from 12-storeys at the corner of Main and East 2nd, to six-storeys at Main and East 3rd. The building massing will create opportunities for outdoor terraces, green roofs and urban agriculture on each roof level.

There will be a fitness room for condo residents located on the 8th floor. On the 12th floor, outdoor amenity space will showcase views of the North Shore Mountains. There will be outdoor dining areas, separated with planters, as well as a children’s play area. The top roof has urban agriculture.

The developer, Create Properties Ltd., has contributed $75,000 towards a new signalized pedestrian crossing at Main St. and East 3rd Ave. The architect on the project is Francl Architecture.

Prices start in the mid-$500,000’s for studio units measuring between 388-483 sq ft., no doubt a new pricing benchmark for the area.
