Plans by PCI Developments for an office building at West Broadway and Granville above a future SkyTrain station have morphed into what will be the Broadway Corridor’s tallest tower if approved.
PCI has applied for a rezoning for the site to build a 39-storey mixed-use tower above the future South Granville SkyTrain station, containing:
- 223 rental units, 20 per cent to be rented at below market rates
- Commercial retail space on the first and second storeys, including grocery store (31,000 sq ft.)
- Five storeys (100,000 sq ft.) of office space
- Rooftop amenity area for residential and office space
- 285 parking stalls over six underground levels
- 507 bicycle parking stalls

A development application was originally filed in 2019 for the site, for the transit station and office space above. At the time, the development was designed to accommodate a similar tower addition to what is currently being proposed. This existing, approved project includes the underground parking and the South Granville SkyTrain station within the building.
The new building, designed by MCMP Architects, will target LEED Gold certification.Â
The height of the proposed 39-storey tower would be unprecedented for the area, and the long-promised Broadway Plan, that the site would also fall under, is not yet complete. It was supposed to ready in 2019.Â
The proposed tower will likely face stiff opposition from neighbours — a nearby 28-storey rental tower two blocks east at West Broadway and Birch on the former Denny’s site was narrowly approved by council one year ago.
One block away at West Broadway and Hemlock, Yuanheng Developments is planning a 24-storey office tower with 300,000 sq ft. of space, on the site of the Jim Pattison Toyota dealership, which will soon be relocated to its new home downtown at Burrard Place.

The site was previously home to the four-storey Royal Bank office building which has since been demolished.

Construction on the extension of the Millennium Line from VCC-Clark west to Arbutus is expected to begin next year, with completion in 2025.

The route is the busiest in all of Canada and the U.S., with over 100,000 transit trips daily. The Broadway Corridor is the second-largest employment centre in B.C., after downtown Vancouver.
