Two rental towers moving forward in Vancouver’s West End.

Five months after the rezoning application was approved by Vancouver City Council, a development permit application has been submitted by Bosa Properties to pursue its twin rental housing towers in downtown Vancouver’s West End.

Bosa Properties has submitted a development application for two rental buildings near Burrard Street in Vancouver. The proposed sites, located at 1065 and 1066 Harwood Street, currently hold two two-storey rental buildings, for a net total of approximately 100 units. The new development will replace these with two 33-storey towers, housing 275 and 274 rental units respectively.

The project has been in the works for at least five years, with the specifications being revised multiple times. The most recent iteration was submitted in October 2021, which lowered the number of units slightly from the original proposal of approximately 150 units per building.

The City of Vancouver approved applications to rezone the sites from RM-5A (Residential) to CD-1 (Comprehensive Development) in June 2022, and the development is part of the City’s Housing Vancouver Strategy, which aims to increase the supply of rental units in the city. The project includes 56 below-market rental units and a significant number of parking and bicycle spaces.

The rental buildings will be designed by Henriquez Partners Architects and will feature common West End architectural elements such as brick, punched windows, interlocking balconies, and landscaped setbacks.


The City is currently accepting public input on the project until December 2.
