Welwyn Cottage blends character with modern infill

Welwyn Cottage is truly a unique and exciting project that I’m thrilled to bring to the market. Based on the initial response and enquiries we’ve receiving since listing yesterday there appears to be a huge demand for this type of housing in the city.

Welwyn Cottage Listing: Striking, Scandinavian-inspired three-bedroom Cedar Cottage home

Architect details design rationale of Welwyn Cottage development

Innes Yates, principal of Innes Yates Architecture, says the development can be seen as an effort at advancing the “missing middle” conversation around residential development, zoning and housing affordability in the Lower Mainland.

“The design of the project focused on the retention and modification of an existing, 100-year old character house and the construction of a new infill house adjacent to it, all on the same single-family zoned lot. The original character house has been restored and expanded to create two unique residential dwellings. Together with the infill house, a total of three three-bedroom units replace what was previously one single dwelling.”

“The units are organized over two levels, with access to private outdoor garden and patio spaces at ground level. Two of the units have access to balconies at the upper level. Special attention has been given to the design of the outdoor spaces in a way that provides privacy to residents, but also creates opportunities for social interaction with neighbours.”

“Significant work was required to retain the existing character house, including lifting the building, creating new foundations, and adjusting its location to accommodate the new master plan. The heritage character of the original house exterior has been preserved and enhanced, while the newly-constructed elements feature a more contemporary expression.”

“Although the project more than triples the residential density of the lot, it does so while working with the scale of the neighbourhood architecture, and uses familiar elements and motifs in its massing, organization and expression. Key to the architectural design was a focus on the relationship between preserved, historical elements and the newer, more contemporary elements.  An effort was made to create a conversation between the different eras.”
