Welwyn Cottage is truly a unique and exciting project that I’m thrilled to bring to the market. Based on the initial response and enquiries we’ve receiving since listing yesterday there appears to be a huge demand for this type of housing in the city.
Each home presents different characteristics and features, while complementing one another both in their architecture and interior design.
The “character” in this Character Retention project, 1697 East 22nd where the name “Welwyn Cottage” originated, is an absolutely gorgeous home presenting incredible curb appeal. In my opinion and experience, many of the retention projects in the city turn out to be somewhat lack lustre with not nearly as much character to begin with, whereas this home is an absolute stand out and one that was definitely worth the considerable time and efforts to retain, restore, and reimagine.
The fully detached Infill home is Scandinavian-inspired and is easily one of, if not the, nicest Infill homes I’ve seen in the city and feel it really raises the bar for Infill homes in the city of Vancouver moving forward. An exceptional layout provides a fantastic day to day lifestyle along with an attached garage, two large patios, and a balcony off the primary bedroom with views to the North Shore mountains.
The other half of the duplex dubbed the “Character North” blends the Character and Modern touches of the other two homes. A considerable amount of efforts were made in keeping the mature trees in front of this home which resulted in an unassuming, private entrance and an exceptionally serene outlook in the city. Sharp roof lines complementing the original character home while showcasing floor to ceiling windows in the living and 12’ sliders off the kitchen and dining for that indoor-outdoor living that is in such high demand these days.
The properties are placed on a gorgeous and rare 44’ wide corner lot adjacent to a sizeable city boulevard providing added depth and privacy to all 3 homes.
All 3 homes are 3 beds / 3 baths varying in size from just over 1,200 sf to nearly 1,600 sf, and vary in pricing from $1.5-1.9 million.
Directly across from Lord Selkirk elementary and a block off bustling Commercial Street, conveniently centred between Kingsway, Knight, and Victoria and just a short stroll to Trout Lake.

Architect details design rationale of Welwyn Cottage development
Innes Yates, principal of Innes Yates Architecture, says the development can be seen as an effort at advancing the “missing middle” conversation around residential development, zoning and housing affordability in the Lower Mainland.
“The design of the project focused on the retention and modification of an existing, 100-year old character house and the construction of a new infill house adjacent to it, all on the same single-family zoned lot. The original character house has been restored and expanded to create two unique residential dwellings. Together with the infill house, a total of three three-bedroom units replace what was previously one single dwelling.”
“The units are organized over two levels, with access to private outdoor garden and patio spaces at ground level. Two of the units have access to balconies at the upper level. Special attention has been given to the design of the outdoor spaces in a way that provides privacy to residents, but also creates opportunities for social interaction with neighbours.”
“Significant work was required to retain the existing character house, including lifting the building, creating new foundations, and adjusting its location to accommodate the new master plan. The heritage character of the original house exterior has been preserved and enhanced, while the newly-constructed elements feature a more contemporary expression.”
“Although the project more than triples the residential density of the lot, it does so while working with the scale of the neighbourhood architecture, and uses familiar elements and motifs in its massing, organization and expression. Key to the architectural design was a focus on the relationship between preserved, historical elements and the newer, more contemporary elements. An effort was made to create a conversation between the different eras.”
