Wesgroup is reworking plans for a residential tower near the Braid SkyTrain station in New Westminster, seeking additional height in exchange for changing from strata condominiums to rental apartments.
The site, at 100 Braid Street, was to be home a 21-storey strata condominium tower proposed in 2016. Now, Wesgroup is seeking a zoning bylaw amendment to permit a 35-storey tower with 424 rental apartments.
The developer is also pursuing CMHC funding, which could allow for some of the units to be offered at less-than-market rents, although not at levels low enough to meet the City of New Westminster’s definition of below market housing.
The tower proposal will include 4,252 square feet of art gallery and studio space with discounted rents, adjacent to the Urban Academy School.

Sapperton Green to include over 4M square feet of residential
The tower is located across the street from Sapperton Green, a massive master-planned community by QuadReal on the current site of an Amazon fulfillment centre.
Sapperton Green will include over 4.4 million square feet of residential including condos, market rentals and affordable housing; 750,000 square feet of office space; 100,000 square feet of retail; 35,000 square feet community centre; parks and childcare space. The development is expected to take 20-30 years to complete.
