Wesgroup plans new office building with rooftop sports court

Wesgroup is proposing a five-storey, mixed-use office building for a corner site at West 5th and Manitoba in Mount Pleasant.

The neighbourhood, which is mostly industrial with a few remaining single-family homes, is experiencing a bit of a land rush.

The City of Vancouver hopes to remake the area as a high-tech and small-scale manufacturing district, anchored by a new campus for social media darling Hootsuite. A nearby strata office development, currently under construction, is 75 per cent sold out at an average of $10 million per floor.

Wesgroup looks to capitalize on this demand with their project at 110 West 5th Avenue. It will be a mixed-use building with wholesale use on the first two floors, and office use on the third, fourth and fifth floors, all over two levels of underground parking.

Ceiling heights will range between 13 to 15 feet, something which the developer says the market is increasingly looking for. There will be two elevators serving the office floors, as well as a freight elevator.

The façade will be constructed of cast-in-place concrete on the lower floors, and a glass window wall on the upper floors.

One noteworthy feature is the building’s rooftop amenity space. Wesgroup proposes a fully programmed rooftop amenity with planters for urban agriculture, an outdoor kitchen and a multi-sport court.

The developer says prospective tenants are seeking high quality, on-site amenities to help attract the best employees. Urban growing organizations were consulted in the design of the agriculture space, and it’s also hoped that the multi-sport court will ease any stress on nearby city facilities like the Creekside Community Centre.

The development will have several environmentally-friendly features including operable windows, LED lighting and a high-performance window wall for energy efficiency.
